How We Work

You don't need more listings.
You need fewer, better ones.

Every other realtor in this corridor will send you 47 listings and let you sort it out. We walk the houses ourselves, with the kids, and we tell you which 5 are worth your Saturday — and which 47 are not.

No. 01 — Walk

We tour the inventory ourselves.

Every week, we walk new listings between Long Beach and Newport. Not photos. The actual houses. With the family. Cameras rolling. Notes taken.

No. 02 — Inspect

A licensed electrician's eye on every house.

Outdated panels, knob-and-tube remnants, kitchen circuits that won't pass code, no EV-charger capacity, hidden $30K problems — we catch what your future inspector will. Before you write the offer.

No. 03 — Curate

Five worth your Saturday.
Five to skip.

Every week, ten houses get our attention. Five we'd happily walk a buyer through. Five we'd actively warn you away from. With the math, the photos, and the reasons.

The Family

A four-daughter household
that actually walks the houses.

We're a German-American and Armenian-American family of six, based in Huntington Beach. Husband is a licensed electrician (yes, we tour with the panel-eye). Wife is a licensed California real estate agent who speaks English, Armenian, and Russian. Four daughters between six and seventeen weigh in on every house we walk.

We don't run a brokerage. We run a curation service. Every week we walk the new listings between Long Beach and Newport with the kids, the camera, and a clipboard. We rate them honestly. We tell you which ones are worth your weekend and which ones are dressed-up money pits.

You don't need more listings. You need fewer, better ones — and someone who's actually been inside them.

When you're ready to tour with us, we set up a brief call, sign a buyer-representation agreement, and walk the houses together. Available in English, Armenian, and Russian — because every buyer deserves a clear conversation in the language they actually think in.

Every editorial. Every tour.
